Getting Started

How do I rent a unit?

Submit an inquiry or Schedule a Tour, choose your unit, e-sign the Short-Form Lease, provide your COI + ID, and pay the deposit/first month. Typical timeline: about one week from inquiry to keys (subject to availability and paperwork).

Tours are recommended, but we can complete everything virtually if needed (video tour + online lease + digital payment).

Light industrial, warehouse, flex, e-commerce, maker spaces, and similar low-impact operations. Retail storefront or high-traffic public uses may be limited. Tell us your use—if it fits zoning, building rules, and the lease, we’ll make it work. 

Pricing & Payments

Is pricing NNN or all-inclusive? 

Most locations quote NNN (base rent + OpEx + taxes). Some sites offer an All-Inclusive monthly price that bundles external/common-area maintenance, insurance allocation, and base rent. Utilities/add-ons are separate unless noted.  

Security deposit (typically one month’s rent) and first month’s payment (NNN or All-Inclusive, as quoted).  

ACH or credit/debit card through the Tenant Portal (auto-pay available). Invoices are issued monthly. 

Yes—standard annual rent adjustments are stated in your lease. OpEx/taxes are reconciled annually on NNN deals. 

If applicable, they’ll be shown on your proposal before you sign—no surprises. 

Lease Terms

How long are the leases? 

Flexible terms (e.g., one year up to five years, based on preference). We prioritize simple, short-form agreements in plain English.

Generally yes with landlord consent (not unreasonably withheld) and standard conditions. 

Insurance & Compliance

What insurance do I need? 

Commercial General Liability of $1,000,000 per occurrence / $3,000,000 aggregate plus $3,000,000 umbrella, naming landlord as Additional Insured. Proof via Certificate of Insurance (COI) is required before keys are issued. 

If applicable to your operations, yes—follow state law and your lease requirements. 

Only small quantities of standard, safely stored materials consistent with law and your use. No illegal, explosive, or highly hazardous substances. 

Access, Operations & Utilities 

When can I access my unit? 

Standard building hours are posted per site; many locations support extended or 24/7 access via key/fob. Confirm hours for your property. 

Electricity, gas (if any), water, internet/telecom are typically tenant-paid and either separately metered or fairly allocated. All-Inclusive plans still usually bill utilities based on usage unless stated otherwise. 

Tenants typically order service directly from a local provider. Conduit/cable pathways are available in most units. 

Yes—loading areas and dock/grade-level access vary by site. Provide carrier instructions and keep fire lanes clear. 

Shared dumpsters or designated areas are provided. Follow posted rules; extra pickups for oversized or special waste may be billed. 

Yes—tenant and visitor parking per property rules. No long-term outdoor storage unless specifically approved. 

Fit-Out & Changes

Can I build an office, racking, or a mezzanine? 

Often yes—with landlord approval and, where required, permits and stamped drawings. You’re responsible for code compliance and restoring the space (unless otherwise agreed). 

Door and unit signage is standard; exterior or window signage requires approval and must meet building criteria. 

Power and HVAC vary by unit (specs provided with your proposal). Additional capacity or dedicated HVAC can be added with approval. 

Activities can’t disturb neighbors or violate law. Use dust/odor control, keep doors closed during loud processes, and comply with quiet hours if posted. 

Maintenance & Repairs 

Who handles what? 

Landlord: Structure, roof, exterior, common areas, and base-building systems. Tenant: Inside your unit—housekeeping, light bulbs/filters, minor repairs, and any tenant-installed equipment. NNN tenants pay their proportionate share of OpEx; All-Inclusive tenants have bundled externals (see your quote). 

Handled by landlord or property management; included in OpEx (NNN) or the bundle (All-Inclusive). 

Base building is covered; interior issues related to tenant operations are tenant-managed. 

Move-In, Security & Keys

When do I get keys/fobs? 

After we receive your executed lease, COI, and initial funds. We’ll schedule pick-up or on-site handoff.

Sites typically include cameras and controlled access. You’re responsible for your unit’s alarm or additional security if desired. 

We provide standard keys/fobs. Rekeying or extra sets can be arranged (fees may apply). 

Move Out

How do I return the space? 

Broom-clean, free of debris, remove your signage and improvements unless we agree in writing to keep them. Return all keys/fobs. We’ll complete a move-out checklist and schedule any final readings.

After move-out, once obligations are satisfied and any repair/cleaning costs are settled, per the timeline in your lease.
